Strong Fill-Up Performance Highlights Market Demand and Collaborative Advisory Approach

Greystone is proud to announce that The Outlook at Windhaven, a Continuing Care Retirement Community (CCRC) in Plano, Texas, has reached 95% occupancy 22 months ahead of schedule. This milestone reflects Forefront Living’s leadership in executing a disciplined marketing and operational strategy, supported by strong market acceptance. It also underscores the strength of Forefront Living’s brand—partnered with Greystone’s experience-based knowledge and committed work ethic—to advance mission-driven senior living across Texas.

Opened in 2024, the $197.7 million project was financed through tax-exempt bonds issued by the New Hope Cultural Education Facilities Finance Corporation and underwritten by Ziegler. Greystone served as development consultant, providing strategic guidance, land search support, market analysis, financial structuring, design input and pre-opening oversight from concept through execution.

Situated on an 18-acre campus, The Outlook at Windhaven features 153 independent living residences ranging from 892 to 1,930 square feet; 30 cottages ranging from 1,762 to 1,954 square feet; 32 assisted living residences ranging from 481 to 912 square feet; and 24 private memory support suites ranging from 353 to 402 square feet. The residences are complemented by guest suites, underground parking and a full array of amenities. The community’s design promotes connection, wellness and engagement through multiple dining venues, fitness and yoga studios, a therapy gym, salon, spa and areas dedicated to culture, the arts and lifelong learning.

Greystone collaborated closely with Forefront Living and the project design team to shape a campus that reflects both market insights and resident preferences—optimizing functionality, enhancing aesthetic appeal and aligning design decisions with operational goals. Beyond development and design, Forefront Living drew on its deep marketing and operational expertise to sustain momentum throughout the fill-up period, maintaining proactive communication with depositors and hosting targeted, small-group engagement opportunities led by executive leadership to reinforce confidence and demand amid unprecedented market and development conditions.
