Greystone is pleased to announce that RiverWoods Durham, a Continuing Care Retirement Community (CCRC) in Durham, New Hampshire, has achieved 100% presales for its Phase II expansion which will consist of 55 new independent living apartments. This accomplishment reflects sustained demand for the community and the broader RiverWoods system.
RiverWoods Durham opened in 2019 following exceptionally strong presales demand, with the initial residences selling out in just 29 days. The community is part of The Riverwoods Group, a not-for-profit CCRC system in the New Hampshire Seacoast region that consists of RiverWoods Exeter, RiverWoods Manchester, and RiverWoods Durham.
Greystone has maintained a long-standing partnership with The RiverWoods Group since 2001, providing development advisory and strategic marketing collaboration across its communities.
The approximately $65 million expansion will expand the community from 150 to 205 independent living apartments with the addition of 55 new residences in two residential buildings. The homes will range from approximately 728 to 1,291 square feet and will include one-bedroom, one-bedroom with den, and two-bedroom floor plans.
The expansion also includes a new community center of approximately 7,500 square feet including a dining venue, club room, and activity space. As part of the expansion, RiverWoods Durham will renovate and expand its existing common areas including its fitness center, administrative offices, dining, auditorium and music room. RiverWoods Durham anticipates beginning construction in summer 2026, with completion projected in 2027.
To manage early demand for the expansion, RiverWoods Durham implemented its standard Priority Program, supported by strong interest from existing waitlist members across the RiverWoods system. The process prioritized engagement with residents and waitlist members before opening more broadly, allowing for an efficient presales process that contributed to the rapid pace of commitments.
Building on more than two decades of partnership, Greystone looks forward to continuing its work alongside The RiverWoods Group as the organization expands its capacity to serve seniors across the Seacoast region of New Hampshire.
