Fairview Secures $304.17 Million in Financing for Vista Point and Horizon Expansion

Fairview, a Continuing Care Retirement Community (CCRC) in Groton, CT, has closed on $304.17 million in financing to support the development of Vista Point and Horizon, the largest campus expansion in Fairview's history. The project advances a long-term vision to expand residential options, enhance amenities, and strengthen the community's continuum of care for current and future residents.

The financing was issued through the Connecticut Health and Educational Facilities Authority (CHEFA) and underwritten by Ziegler. Proceeds will fund construction and campus improvements, furthering Fairview's 134-year legacy of mission-driven reinvestment.  

Situated on approximately 70 acres, Fairview is sponsored by the Odd Fellows of Connecticut. The community currently offers 40 independent living cottages, 20 apartments, and 100 skilled nursing beds.  

The Vista Point expansion is the third phase of a multi-phased master plan that will transform Fairview from a skilled nursing community into a full-service continuing care retirement community.  The expansion includes approximately 568,000 square feet of new development, adding 175 independent living residences at Vista Point and 18 independent living residences in the Horizon building, along with 44 assisted living and 28 memory support residences.  

In addition to new residences, the project introduces an extensive array of amenities designed to enhance resident experience and foster campus-wide connections. Planned features include multiple dining venues, a café and bistro, salt-water pool, performing arts space, library, serenity room, beauty salon, golf simulator, fitness facilities, pickleball and tennis courts, walking trails, and residential storage.

Fairview engaged Greystone as development consultant to provide planning, financing, design coordination, and strategic marketing support throughout the development of Vista Point and Horizon. With financing secured, the project now moves into construction, with initial occupancy of the new independent living residences anticipated in spring 2028.
