For most Life Plan Communities, annual entrance fees increase have lagged far behind both construction inflation and home value appreciation. This has persisted despite increased demand evidenced by record-high occupancy and growing wait lists. The temptation to maintain the status quo is winning despite the consequences of failing to prepare for tomorrow's consumer. Future residents will live longer, expect more diverse living options and demand new services, programs, and amenities all requiring significant capital investment. Many organizations are not preparing adequately, creating a widening financial gap that jeopardizes future success. This session will explore how communities can thoughtfully evaluate their fee structures and contract offerings to create a healthy financial foundation for the future. Participants will review current research, discuss phased approaches to implementing change, and consider how additional revenue can support reinvestment in facilities, lifestyle programs, and innovations that meet the expectations of todays and tomorrow’s residents.
