Senior living providers today face a paradox: demand for Life Plan Communities has never been higher, yet the pathways to growth have never been more challenging. Demographic expansion, increasing affluence among older adults, and rapidly growing waitlists signal substantial long-term demand. However, rising construction costs, persistent labor shortages, insurance pressures, stringent regulatory environments, and volatile capital markets have created a landscape where many organizations recognize the need to grow—but are unsure how to advance projects confidently and responsibly. This session addresses both sides of the growth equation: the financial imperative to expand and the practical, but flexible strategies required to achieve it.

Objectives

• Evaluate the strategic and economic conditions that make growth essential for long-term sustainability, including governance readiness, demographic forces, market positioning, and capital structure considerations.
• Assess practical pathways for advancing expansion initiatives—such as satellite campuses, phased development, adaptive reuse, and repositioning—by applying integrated planning methods that connect demand analytics, strategic pricing positioning, capital planning, and operational alignment.
