The Marketing Services group drives sales and increases occupancy for communities in all stages of development and operations. The marketing team creates and manages flexible marketing programs that respond to the demands of a wide variety of products and markets. Clients receive our expertise in competitive analysis, strategic branding, senior living sales training, advertising, promotion and marketing communications designed to meet critical financial and strategic sales goals.


Having marketed more than 30,000 senior housing residences in 40 states, one of the most important strengths Greystone offers is our knowledge of the customer. This insight comes from interfacing with mature adults across the country on a daily basis. Greystone Marketing’s experience positions us to understand both current needs and wants, as well as to identify future trends. With this understanding, Greystone can design innovative and creative solutions to satisfy our clients’ diverse marketing challenges.


Marketing professionals generally hold a degree in Business Administration, Marketing or Finance. Sales, marketing, management or consulting experience is a plus. Excellent written and verbal communication skills are critical, along with interpersonal skills and a sense of urgency. Other important attributes include proficiency in presenting and public speaking, and the ability to quickly learn and utilize the REPS management software.

  • Creation, implementation and tracking of Marketing plan, which is budget-specific to each community
  • Establishment of sales and occupancy goals
  • Development and management of resident program and pricing
  • Analysis and response to demographic and psychographic factors and influences on leads, sales and occupancy
  • Resident qualification and retention
  • Marketing audit, analysis and review
  • Competitive analysis
  • Advice and counsel for clients, business partners and stakeholders in both corporate and field environments

Communications Services

  • Strategic positioning and branding
  • Advertising campaign development and administration including:
  • Integrated communications plans
  • Targeted direct mail campaigns
  • Development of collateral sales materials
  • Establishment of lead generation programs
  • Public relations


Sales Management Services

  • Establishment of on-site marketing office
  • Recruitment, training, and management of sales staff
  • Execution of compensation and incentive programs
  • Installation of prospect tracking system
  • Management of receipt of deposits from residents
  • Monitoring and response to lead volume, tracking, velocity and closing ratios
  • Oversight of apartment personalization and move-in coordination process
