The Development Services group is responsible for consulting
with clients proposing new or renovated communities and
then providing a wide range of development services. The
group is charged with delivering a well-designed and well-constructed
community that achieves the development program within
budget guidelines, schedule constraints, and the desired
quality for the client and residents.
Development Services is composed of professionals in the
fields of engineering, architecture, construction, real
estate development and management. Each has strong development,
communication, problem solving and management skills required
for the successful achievement of the development goals
for the client and future residents.
Responsibilities:
Consulting Services
- Planning studies including preliminary review of project parameters and project cost forecasting
- Land review and acquisition assistance
- Development plans, including design team selection,
preliminary land selection analysis, site due diligence,
coordination of conceptual design, and preliminary construction
cost estimating
Development Services - Pre-Finance Phase
- Further analysis, selection and land control activities
- Site due diligence including environmental review, preliminary site engineering and soils testing
- Zoning change activities and development regulatory approvals
- Advise client on final selection and contracting of the design/construction team, negotiate all contractual arrangements
- Prepare preliminary budget for all development-related
activities
- Manage and coordinate the architectural, civil, landscape and interiors design team and contractor to meet development program and budget requirements to satisfy client and resident expectations
- Report to, coordinate and counsel with client and obtain required client approvals and input
- Prepare monthly progress financial reports on use of development funds for client/investors/lenders
Development Services - Construction Phase
- Manage and coordinate all outside consultants, including architects, planners and engineers, interior designers and contractors
- Secure all necessary permits and approvals for site development and construction
- Monitor ongoing construction to ensure consistency
with required budget, schedule and quality
- Prepare monthly progress financial reports and requisitions for funds to lender for client approval and submission
- Report to, coordinate and counsel with client and obtain required client approvals and input
- Coordinate with Management Services on turnover of the physical plant to operations at construction completion
- Secure certificates of occupancy and other regulatory approvals and licenses for occupancy
- Prepare final financial report of project expenditures
